Exploring Colorados Best Master Planned Communities

Image titleAccording to Maryland-based RCLCO Real Estate Advisors, four Colorado master-planned communities - including two in the Denver metro - were among the 50 top-selling communities in the nation in 2019.

Ranking at #15, Denver's Stapleton community had 604 home sales in 2019. Windsor's RainDance community followed at #42 with an estimated 398 sales. Banning Lewis Ranch in Colorado Springs and The Meadows in Castle Rock rounded out the Colorado appearances at #47 and #49, respectively.

Since 2009, Stapleton has continually been one of the most desirable master-planned communities in the nation. In fact, Stapleton was among the 10 best-selling communities six times over the past 10 years.

A 2018 Denver Business Journal analysis reported Stapleton's 80238 ZIP code as the wealthiest in the Denver metro, based on a formula that took into account eight metrics, including median household income, home values, and educational attainment. Stapleton's median household income of $135,318 is the highest in the Denver metro, according to a Business Journals analysis of data from the U.S. Census Bureau’s 2017 American Community Survey five-year estimates.

The community’s proximity to downtown and Denver International Airport is a draw for high-earners who commute to the Central Business District for work. Stapleton has also benefitted from tax increment financing and a special taxing district that has poured money into the area for schools, parks, and infrastructure.

The Meadows in Castle Rock saw the largest jump in sales from 2018 to 2019 among the four Colorado communities on the list, growing home sales to 362 in 2019, up 25% from the year prior.

In 2018 only two Colorado communities made the top 50: Stapleton and Green Valley Ranch.
